Like db5tech, I spent some time with your file. I deleted some stuff and made a few corrections. The windows db5tech took out, are still in place.
- I deleted everything with elevations above 280 cms; - I raised the yellow "floor" with 0.5 cms; - I put a new floor in the garage and outdoor area, because the old floors were overlapping in places; - I deleted a double wall; - I deleted the lamp above the reception desk. You imported that model as a zip file. Inside the zip-file is the 3DS model, but also in that zip file is a GSM-file of 30 MB. You should go back to your model, unzip it, extract only the 3DS file and import that as the lamp; in the zip-file the folders 11, 34, 38, 40, 44 and 46 also include gsm-files and should be re-imported to make the final file smaller. - if you don't activate the ceilings (difficult when not all walls are the same height), you don't have to put in so many strong lights. I did a render with the lights turned on and with the lights turned off, and the natural light gives the same result. The only effect that the added lights have, is that the rendering takes much more time.
I suggest you start adding the pieces I deleted and make some renderings to see if the black spots return.
