Weird texture problem (bug?)

I'm lost trying to understand what's happening with a tiled texture (I'm trying to replicate a Hardie panel siding)

The texture is simply a rectangle with border

I built a wall, applied that texture, then added a door. For some weird reason, the texture changes where the door ends

If I move the wall with the door back a bit (not the virtual camera, move the wall and door "up" in the screen), the texture renders correctly

Photo rendering behaves the same

It looks as if a wall is more than 66' 11 1/4" from the origin, the problem happens. If the wall is at or below 66' 11 1/4", it doesn't happen (in metric, between 2040.2 cm and 2041.1)

Which is a very big home unless, like me, you position the house in the center of a decent size lot

I've seen this before and I think it has to do with long walls. I use the metric system so that doesn't make a difference.
In my experience simply redrawing the wall solves it in most cases and where possible I split the wall in multiple parts. Sometimes it's enough to select the wall and move it one up and back down with the arrow keys or just clicking one of the endpoints without changing the lenght.

Thanks, but this is clearly a problem of location along the Y axis.

If I select my entire model with "Select all at all levels" and move it towards the Y axis origin, all artifacts disappear.

Conversely, if I create a short (<3m, 10') wall in that Y axis location with a door and that same texture, I can see the artifact. Just one short wall and one door, nothing else in the whole model.
